The house is situated on the edge of Pradelles-Cabardès, a small village in the Montagne Noire. The village has a bar and restaurant, and is surrounded by beautiful countryside in an area popular with nature lovers and those who enjoy walking, cycling, fishing and swimming.


The 5 bedroom house has approx 150 sq.m of living space and  is set on a plot of about 1,010 sq.m. Outside is a covered terrace with barbecue. Another terrace at the back of the house overlooks the garden, which is stocked with a mixture of flowers, shrubs and fruit trees.


There is ample parking and gates to the front drive. Entry is via the covered terrace into the living area. This includes a fully fitted kitchen, dining area and sitting area with log burning stove. French doors open onto the terraces and garden. The living area provides access to 3 double bedrooms and 2 bathrooms, one with bath, one with shower.


A wooden staircase leads up to the first floor, where there is a large room that could be used as a second living room or bedroom. On this floor there is another bathroom with shower and a further double bedroom. One bedroom offers uninterrupted views to the Pyrenees, the other has views over the countryside.

The house has been entirely renovated and is light and airy, double glazed and well insulated. Heating is with a log burning stove and electric radiators. It's suitable for living all year round or as a lock and leave holiday home. We understand the land is piscinable.


From the house, a 5 minute walk will take you to a lovely swimming lake where there is a buvette for drinks, snacks and meals. Mobile shops, including a grocer and butcher, visit the village regularly.


The nearest Mediterranean beach is less than an hour away. Mazamet is about 20 minutes by car, offering a variety of shops, bars, restaurants, supermarkets and golf. Carcassonne airport is about 45 minutes away and Toulouse airport about an hour and a half. Both have regular flights from the UK. Carcassonne with its medieval La Cite and the Canal du Midi are both UNESCO world heritage sites.
